Borgata Scaffino – (Small house)

This was the first building (circa 115 mq) the current owners restored and has served as their Italian holiday home for the last many years.  The ground floor consists of a very large country kitchen with wooden roof beams, ceramic floors and windows on either side of the room drawing in the wonderful views. Adjacent to the kitchen one finds a small but cosy living room, again with wooden ceilings, as well as a combined toilet and laundry room. On the first floor one finds two good size bedrooms with high ceilings and visible wood roof beams. The first floor also includes a good sized bathroom with a bathtub. Borgata Scaffino – (Large house)

The owner has just completed the renovation of this part of the property (circa 150 mq), so it has never been lived in.  This building consisting of a ground, first and second floor which all have retained a lot of the old features. On both the right and the left side of the main entrance one finds a fantastic bedroom with the century old vaulted ceilings – all in Langhe stone. Up the stairs the building opens up to some very large, bright and airy spaces. One part is laid out as a larger than normal kitchen / dining room with Langhe stone walls, wooden ceiling and ceramic floor tiles. A second part is a large living room with a wonderful Langhe stone arch which creates some interesting options in terms of interior design. A large fully modern bathroom with both shower and bathtub completes the first floor layout. The second floor is accessed via a charming staircase leading up from the kitchen / dining room and onto a very large open living area a large mezzanine and with visible roof beams. A further bedroom and a super modern bathroom complete this second floor.  

In addition, this second house has a separate entrance leading onto a kitchen / diner and a further bedroom and bathroom. This area could either be integrated with the remainder of the house (access already established) or used as a separate flat of family, friends or rental purposes.

Both buildings are constructed in Langhe Stone with charming feature walls, wooden Piemontese balconies, terracotta roofs, central heating and with double glazing throughout. Top quality throughout!

And the surrounding land which has lots of privacy is ideal for multiple private terraces and porticos to provide shade during the hot summer days. An outdoor kitchen with space for BBQ and a Pizza oven could easy be created in a small stone building which was once used by the local baker to provide bread for the entire village. The property is set back from a very small communal road. Communal water, electricity and gas is already installed. The fact that the gas supply is communal is an extra bonus as this solution is much simpler and cheaper than the normal GPL solution.
