The house itself is constructed in a mix of modern bricks and the original Langhe stone. The roof has recently been renewed with a new reinforced concrete frame, new wooden beams as well as new roof tiles. The roof itself represents a significant value and clearly simplifies the future renovation but also reduces the overall costs.

The current owner initially wanted to undertake the renovation but decided against this for personal reasons. However, the owner is ready to share all the drawings, documentation and dialogue with the commune associated with the project. The owner never actually applied for a building permission, but processing and approval of such a permission it is not anticipated to be a long-drawn or complicated process due to the work already done.

The property currently has communal water and electricity connected. Future heating is expected to be a mix of solar panels and a heat pump supplemented by a gas boiler. Drainage is as always with these old farmhouses via a septic tank.
