Farmhouse project partly in Langhe stone – Santo Stefano Belbo

Property Ref:  HIP138

0.1 ha    8 rooms   W

In the frazione of Piacentini just outside Santo Stefano Belbo – and in the Unesco World Heritage Zone – we are pleased to offer for sale this farmhouse in an absolute stunning location. The house is located at the end of a communal asphalt road which gives you total privacy and yet super easy access.

The house is in an elevated position with majestic views and space for a swimming pool. Here you really have the best of two worlds – peace and quiet while only a few minutes’ drive away from the bustling market town of Santo Stefano Belbo with its weekly markets, a good variety of shops and several cosy café and great restaurant service classic Piemontese food.

The house itself is constructed in a mix of modern bricks and the original Langhe stone. The roof has recently been renewed with a new reinforced concrete frame, new wooden beams as well as new roof tiles. The roof itself represents a significant value and clearly simplifies the future renovation but also reduces the overall costs.

The current owner initially wanted to undertake the renovation but decided against this for personal reasons. However, the owner is ready to share all the drawings, documentation and dialogue with the commune associated with the project. The owner never actually applied for a building permission, but processing and approval of such a permission it is not anticipated to be a long-drawn or complicated process due to the work already done.

While a future owner will have total freedom to design and build the house to your liking – the project developed by the current owner includes:

Ground floor with large kitchen / dining room, double ensuite bedroom, office plus various technical and storage rooms. All with access to terraces and the vineyards nearby.

First floor with two double bedrooms each with a larger than normal bathroom and a good-sized living area with stunning views of Santo Stefano Belbo, the valleys and the vineyards. In addition, the owner had planned a unique first floor terraces, interconnected to the living room, and which terraces would have one part covered laid out as an outdoor kitchen & dining area and with another uncovered part which would give ample space for relaxation. To create an interesting separation of the two outdoor areas the idea was to create a double-sided open fireplace.

The current design also includes a wine cellar with direct access from the kitchen as well as a double garage with direct access to the kitchen.

The property currently has communal water and electricity connected. Future heating is expected to be a mix of solar panels and a heat pump supplemented by a gas boiler. Drainage is as always with these old farmhouses via a septic tank.
