Farmhouse in fantastic UNESCO location – Calamandrana
Property Ref: HIP0114
This old farmhouse is located on a small quiet road between Calamandrana and Canelli. Right in the middle of the core UNESCO World Heritage zone. Sitting on the ridge of a hillside this property has near 360-degree stunning views. The main aspect and the garden faces towards Rochetta Palafea, Canelli the Maritime Alps with Mon Viso as a centre piece – and of course the amazing sunsets.
Several years ago the current owners renovated this charming house so that it now includes all the charm of living in a classic piemontese farmhouse while still enjoying the comforts of modern living.
In the front part of the ground floor this property includes a much larger than normal kitchen /dining room with lots of light and an inbuilt woodburning stove, a really good sized living room, again with lots of light, and an open fireplace. Both the kitchen and the living room have original piemontese vaulted ceilings. At the back of the ground floor is a good sized bathroom and a charming old garage which we think would be perfect as a future wine cellar as it would have lots of space for a tasting area for family and friends. The final part of the ground floor includes a very large area which the current owner uses as a workshop. In this area one also finds a closed off area cleverly hiding the technical installations for plumbing and electricity.
The first floor includes 4 good sized bedrooms. On the right-hand side of the house one finds a larger than normal master bedroom with access to a balcony. From this bedroom there is access to another large bedroom which the current owner has tiled with the charming Langhe stone to enhance the feel of a country house. On the other side of the first floor, one finds two good sized bedrooms, both facing the valley and therefore with lots of light and exceptional views. Completing the first floor is a large modern bathroom with a large shower cubicle and double washbasins.
On the back side of the house the owner has built a carport and a garden shed with lots of space for garden tools. To add a bit of charm to this area you also find a nice pizza oven here!
More generally the house benefits from a relatively new roof built using fibre cement plates and then covered with the classic terracotta “Coppi” so as to maintain the farmhouse feel. Also shutters and windows are relatively new and fitted with double glazing. The house has central heating, as well as refitted plumbing and electricity installations.
The property includes app. 1 ha of land with the majority facing south and west. The garden is well established with many mature trees and a simple but charming pergola providing good shade during the hot afternoons. On the flat land directly in front of the house there is ample place for the construction of a swimming pool and a stunning terrace with outdoor kitchen facilities. The property is partly fenced off and is accessed via an iron gate leading to a short gravel driveway and a turning area with a carport.
The property is accessed via a communal asphalt road and is connected to communal water and electricity. Heating is a combination of solar panels, diesel (with a buried tank) and wood burning. Wastewater is via septic tank.
