Fantastic Langhe stone house project  – Rocchetta Belbo

Property Ref:  HIP086

0.25 HA    5   South  +200

Located in a sunny hillside position this semidetached stone house project of app. 400 is nestled high up the hills of Langhe with its wonderful natural landscapes and important artistic and cultural heritage. Included in the property is app. 2,500 of relatively flat land currently laid out primarily as grass.

This property which consists of two buildings, is built entirely in Langhe Stone.

The main L shaped building (app. 200 is attached to an already restored stone house which is used as a weekend home by an Italian family. This main building is laid out over two floors and requires complete renovation even though the property already has a new roof which significantly reduces the complexity and cost of the renovation. In its current form the ground floor level consists of two large rooms plus the old stable. A traditional Piemontese staircase leads up to the first floors where a number or rooms need to be combined to create the future living or bedroom space.

The side building (app. 200 is currently a stable and agricultural building, – all built in Langhe stone. The classification of this building needs to be changed to habitable area which should not be a problem. Also this building requires complete renovation but even in its current form it is clear to see the potential for a living / kitchen with super high wooden ceilings, stone walls, roaring fireplaces and panoramic windows across the surrounding valleys, forests and hazelnut groves.

From both the buildings and from both ground and first floors the views are simply spectacular!

It will be straightforward to build a swimming pool with fantastic terraces and, outdoor kitchen/BBQ area. The only thing you will hear when sitting at your pool area with your breakfast or Aperitivo is the chattering of birds and the deer rustling in the surrounding landscape. If you want to escape the busy city life this is the place!

While the house is secluded it is relatively easy to reach via a small country road leading to the towns of Cortemilia, Santo Stefano Belbo or Bubbio which all have cafés, restaurants and bustling weekly markets.

Communal electricity and water are available on the property. The heating system which needs to be created as part of the renovation project will most likely be a combination of wood burning stoves, solar panels and heat pumps to reduce the environmental impact. Drainage will, as always with these farmhouses, be via a septic tank. Road access is asphalt / gravel and is partly communal and partly private.

This really is a great stone house project in a spectacular great location.

It is not very often that a renovation option like this comes on the market anymore so give me a quick call to discuss!
