The classification of this building needs to be changed to habitable area which should not be a problem. Also this building requires complete renovation but even in its current form it is clear to see the potential for a living / kitchen with super high wooden ceilings, stone walls, roaring fireplaces and panoramic windows across the surrounding valleys, forests and hazelnut groves.

From both the buildings and from both ground and first floors the views are simply spectacular!

It will be straightforward to build a swimming pool with fantastic terraces and, outdoor kitchen/BBQ area. The only thing you will hear when sitting at your pool area with your breakfast or Aperitivo is the chattering of birds and the deer rustling in the surrounding landscape. If you want to escape the busy city life this is the place!

While the house is secluded it is relatively easy to reach via a small country road leading to the towns of Cortemilia, Santo Stefano Belbo or Bubbio which all have cafés, restaurants and bustling weekly markets.

Communal electricity and water are available on the property. The heating system which needs to be created as part of the renovation project will most likely be a combination of wood burning stoves, solar panels and heat pumps to reduce the environmental impact. Drainage will, as always with these farmhouses, be via a septic tank. Road access is asphalt / gravel and is partly communal and partly private.
