The total house measures app. 185 sq.mt and is split in a ground floor and a semi basement which has great views of the valleys. The two floors are accessed separately but it is possible to connect the two via a small addition to the house.

The ground floor consists of a large kitchen / dining / living area with a wonderful fireplace and very large southerly windows which not only provides absolutely stunning views but also fills the room with light. As this part of the house also has high ceilings with visible roof beams the room feels very big and airy. Passing this area, one enters two good sized interconnecting bedrooms sharing a charming bathroom build partly in Langhe stone. Both bedrooms have windows and great views. A good-sized technical room which also serves as a storage room is located at the back of the house.

At the semi basement level, one finds a good-sized bedroom, all build in the original Lange stone and with an arched ceiling. Adjacent to this very charming bedroom one finds a much larger than normal, and fully modern, bathroom with a bathtub on lions’ feat. Both the bedroom and the bathroom have the original Langhe stone walls and arched ceilings. On this semi basement level, one also finds a good storage room.

The entire house may need a few days of cleaning (been empty too long due to COVID) and a tiny bit of maintenance but within a few days of work you would be sipping you Aperitivo or having an Espresso with the local Hazelnut cakes on your totally private terrace.

The surrounding land is not very large 5.800 sq.mt. but yet one finds a really charming little driveway, with a gate, leading up to the house where there is good parking for a couple of cars.

Nestled among the trees and hazelnut bushes at the top of the land, the current owners have installed a small hot tub – which gives you the opportunity to enjoy the endless views and sip your wine whilst immersed in your own, completely private spa! Now that is life!

The entire building is constructed in Langhe Stone which are visible both inside and out, it has a good terracotta roof, double glazing, central heating with a relatively new gas boiler and with a combination of Langhe stone and wooden floors throughout.

The property is located off a communal road and at the end of a small private gravel road leading up to a gate. There is communal water and electricity. Gas (for cooking and heating) is GPL. Black and grey water is as always in these country houses via septic tank.
