THE PROPERTY AND ITS HISTORY
The Estate, completed in the mid-1990s, was originally the home of the Cossetti family and was central to the Cossetti wine production and business operations.
When the family moved to another property in 2004, the Family home was converted into a modern 10-bedroom hotel. Additionally, a large side building, previously a stable, was transformed into a contemporary restaurant. The Greenhouse, Garden Pavilion, and Swimming pool have been preserved in their original form.

PROPERTY DESCRIPTION
The main building, the MANOR HOUSE, is the centrepiece of the Estate, spanning 2 floors. Built in 1996 to modern standards, it features double glazing, shutters, and central heating.
A central staircase made of Piemonte lucerne stone connects the two levels. The ground floor has a central entrance leading to five double en-suite bedrooms, each with large windows or double glass doors to the park. The en-suite bathrooms include a toilet, sink, bidet, and large glass shower cubicle.
On the first floor, there are five more double en-suite bedrooms, similar in style. Two of these rooms offer direct access to a large first-floor terrace for guests. A clever door design allows two rooms to be combined into one unit, ideal for families.
The main building boasts teak parquet floors, high ceilings, cosy lighting, and stylish curtains.
Additionally, several technical and storage rooms facilitate easy maintenance and service of the guest quarters.
The MULTI FUNCTIONAL BUILDING (currently operating as a stylish restaurant) is situated near the parking area. This building is versatile and can serve various purposes, such as an arts/crafts studio, exhibition hall, wedding or event space, showroom for a car collection, or, as it is currently utilized, a stylish restaurant.
At present, the total area of the building is divided into four zones. The primary zone is the restaurant, which accommodates over 100 seated guests and includes a separate private dining area with seating for approximately 20 guests. Constructed in 1996, the building incorporates all modern comforts and technical installations, including air conditioning, central heating, and large sliding windows with double glazing. The main restaurant features a double-height ceiling that creates a spacious and elegant atmosphere for diners.
A third zone is located at the mezzanine level above the kitchen and provides a “chill out” area. The fourth and final zone is the industrial-sized, modern, and efficient kitchen, supplied by “Marrone.” Fitted out in 2005/2006, the kitchen is fully equipped to cater to a full house in the restaurant and handle busy events efficiently.
The GREEN HOUSE is located adjacent to the restaurant and provides an impressive sight as guest walks past this oasis of green on their way to the restaurant. Build in the 2005/2006 in aluminium / steel and glass with a firm but breathable flooring allowing any water to drain away – this oasis can serve multiple purposes. First and foremost, it is of course ideal for chefs embracing the “kilometre zero” in the choice of menu as the green house is large enough to grow any type of vegetable, fruit or herbs needed in a varied and exciting menu. However, the greenhouse could also serve as an exciting visit for the guests, as an area in which to serve breakfast or aperitivo – or indeed as a reception area for a welcome drink during a wedding or event.
The fourth building is the current HOME OF THE CARETAKER. Like some of the other building this was completed in and around 1996 and is located at the end of the estate. It is one storey building with a separate entrance leading to a living room, a kitchen, two bedrooms and a modern bathroom. At the end of the building, you find a good-sized garage. The building is heated separately with its own gas boiler.
The fifth building is a modern GLASS CUBE PAVILLION located on the edge of the impressive swimming pool. The pavilion is constructed a bit later than the main buildings. Historically it has been used as a poolside venue as it has good interior café area which easily connect to the outside terraces by large sliding glass doors. Inside you find a bar, fittings for a kitchen and two modern bathrooms. On the side of the pavilion and the terraCe you find outdoor showers to use prior and after a dip in the pool.
The swimming pool itself measures 8 x 15 meters with a depth varying between 1,2 and 3.5 meters and with large steps leading into the water. The surrounding terraces provide ample space for all the guests at the main building.
Upon entering the Estate, you are faced a beautiful and tree lined walkway leading towards the restaurant and the manor house. The surrounding park provides you with total privacy and splendid views of the neighbouring village and valleys. The park is completely fenced off ensuring you safety and privacy.
The secure parking area is also found directly though the gated entrance and next to the green house and the restaurant. The area will provide enough parking for up to app. 100 cars.
All the buildings are connected to the communal water and electricity system. Heating of the Manor house and the Restaurant is via two separate heating system based on Methane Gas. In the restaurant the heating is based on an underfloor heating system. Air conditioning is installed in both the Manor house and the Restaurant. Internet is available throughout the property.
