The property

The house principally consists of 2 buildings; the main building which is spread over two floors and a side building which is adjacent to the swimming pool.

 

The main building

The main building is currently divided in two parts. One part for the owner and one part, with its own private entrance, currently used for holiday rental purposes.

 

In the part used by the owner one finds on the ground floor a much larger than normal Scavolini kitchen / dining room with high ceilings, lots of light and a beautiful pellet stove. This kitchen feels very light and spacious and have enough space to cater for the big Christmas or Easter lunch with your entire family or group of friends seated comfortably. Both rooms have large windows/double doors facing the garden and the surrounding valleys. Adjacent to the bedrooms one finds an ensuite bathroom and the private entrance.

 

The side building

The side building, which measures app. 150 sq.mt. is of good quality and partly built in Langhe stone. This building is cleverly integrated with the swimming pool and the surrounding terraces. The building includes an open country style kitchen, a pizza oven as well as shaded areas where you can retreat from the hot summer sun and enjoy a nice cool glass of wine while soaking in the amazing views. In addition, the side building includes a large garage with double doors, and a couple of storage / technical rooms.

 

The swimming pool

The illuminated swimming pool measures 5 x 12 meters, has a depth of 1.40 meters and is filled with fresh water from a local mountain spring. It is clean, free of chemicals and super inviting.

 

The garden and the vineyards

The land included in the sale measures app. 16,000 sq.mt. and is partly laid out as garden in front of the main building and around the swimming pool area but is also used for the vineyard and large uncultivated area laid out as grass.

 

Large parts of the garden are fully fenced in providing a safe and spacious environment for your animals.  The vineyard was planted eight years ago and consists of 180 vines of the dolcetto grape. Over the last two years these have yielded good vintages.
