Description

This truly amazing stone house has been sitting on the very edge of a hill for more than a 100 years and represents a fantastic renovation project. At the moment these stone projects are getting extremely difficult to find so this really is a great opportunity for those who want to create a unique family home.

The property consists of a large old cantina/basement, a ground floor and a first floor all of which needs to be rebuilt. On the one side of the building the basement/cantina level  gives you direct access to the garden and future terrace. At the moment we don’t have exact measurements of the building but believe that it will be app. 250 sq.mt. plus the cantina/basement and plus the side buildings.

Adjacent to the main building there are two old stone buildings, one which was originally used for cows, goats etc. and one which was for the chickens. The first is in a relatively good condition while the other to be rebuilt. But once restored they will add charm and style as e.g. a outdoor kitchen or a small studio for painting or pottery.

Once ready this project will give you a spectacular kitchen / dining room with amazing views, a large living room with fireplace, 4 – 5 bedrooms, necessary bathrooms and of course lots of space storing your wine in the centuries old cantina. There is plenty of space for an infinity pool with endless views.

The project is located near the very top of a hill just outside the medieval stone village of Roccaverano which is the “Capital” of the fantastic DOP goat cheese “Robiola di Roccaverano”. The church at the centre of the village, which is built entirely in stone, dates to the 1500 century.

Roccavaerano has a café and a combined wineshop and restaurant run by an energetic young couple. The wineshop has a very big selection of local wines but also a large fridge full of fantastic “Bollicine” – Piemonte’s answer to Champagne. Once you have enjoyed your aperitivo you just walk up the stairs and you will be treated to elevated local food in very cosy surroundings. And there is no need to pass on the grappa because you will be walking home – if you have the full moon or a torch to help you navigate the 900 meters of darkness! This is a great place to live!

The stone house itself needs total renovation but we know reliable builders, geometras and architects who would love to work with you in getting the very best out the many opportunities this project represents. And there is lots of Langhe stone and old wooden beams to reuse and integrate in the project.

The property is accessed via a communal asphalt road and has access to the electricity grid as well as the communal water system. Future heating will likely be either via LPG gas or solar panels connected to a heat pump. Wastewater will be via a septic tank which is normal for these secluded farmhousese
